Karedon Farms Equestrian Facility is located just outside the Greenville area in a cozy town of Ayden North Carolina.  This facility is a full service Equestrian Center dedicated to the quality care of both horse and rider. The main stable features 19 spacious 12’ x 12’ stalls with automatic waterer and overhead fans in each stall. The barn is also heated for the winter months and hosts an office/lounge area, tack room, restroom and inside and outside wash stalls with hot and cold water.

Featured on the property is a large lighted arena for riding in the evenings.  Karedon Farm is completely fenced with 2” x 6” four-rail Kentucky fencing encompassing lush pastures on approx. 62 acres; wooded acreage and plenty of space to ride along the beautiful Swift Creek.

A separate hay barn/wired wood workshop, built in the late 1800’s, is situated behind the main barn and is approximately  900 square feet – plenty of room for storage. Also located on the premises is a 2 story machine/farm equipment barn also dated in the late 1800’s.

2 homes are also located on the farm. One is approximately 1700 heated square feet and was built in 1920. This home features 2/3 bedrooms and 2 baths. This home was completely gutted and remodeled including new vinyl replacement windows in 2001; new HVAC in 2007, approximately 600 square foot L shaped screened in deck in 2008, an in-ground pool in 2002 and the kitchen was also remodeled. This home features two gas fireplaces, one in the dining room and one in the den, a large living room with vaulted ceilings, wood laminate throughout except tile in the baths and carpet in the super large master bedroom closet. There is also a large front screened deck overlooking the front pasture.

The second home/apartment is remodeled 2010 with approximately 800 heated square feet with living room/dining combination on the first floor and also an attached deck. The top floor is the master bedroom with 2 balconies overlooking the beautiful Equestrian Center.

A five bay, L shaped detached carport and three 36 x 13 run-in sheds are also featured.

All farm equipment and livestock are negotiable if desired. Future plans for the facility include 5 riding trails through the large wooded acreage. Possible potential income from this facility can range from 60k – 90k per year, depending on amount of boarders, etc. Current rates are $380 per stall board and this facility also offers riding lessons, training, horse leasing and has a current yearly contract with a private party for day camp in the summer.
